Will you need a building permit for a house on wheels

As a rule, a house on wheels does not need a building permit. It is not permanently attached to the land and as long as its area does not exceed 35 m2, you can put it anywhere on a plot of land. You should, however, notify the relevant District Office of your intention to build such a house. In addition to the notification, the Office may require you to provide a document confirming the right to dispose of the land, as well as a sketch or plan of the home itself. The District Office has 21 days to express any objections, but will only issue them if it finds inconsistencies with the applicable laws. Where can you put a mobile home

A small mobile home can be placed on almost any plot of land – whether it’s a construction, recreational or agricultural plot. A structure up to 35 m2 does not require a permit, and if it is not set up in one place permanently, you do not have to worry about obtaining the relevant documents. However, even such a small house cannot be set up on a forest plot. The construction of any structures on forest land is subject to separate laws and requires the approval of the State Forests. In order to build a house on wheels in a forest, the plot must be covered by a local development plan and designated for recreation.

You can build a mobile home of up to 35 sqm both on your land and on land that does not belong to you. Of course, in the latter case you must have the right to dispose of the land, for example, a lease agreement. On the other hand, although you can stay and live in such a house, all year round – if properly insulated – you need to know that according to building law it cannot stand in one place for more than 180 days, as it may then be considered a permanent structure.
